When complete, this 35-story luxury residential tower will be the tallest building in Providence. Hired as construction manager for the project, Lee Kennedy Co. will manage the entire project, acting on behalf of the owner’s best interests. Lee Kennedy Co. performed preconstruction services and will oversee the construction process. Lee Kennedy Co. conducted cost comparisons, including unit matrix layouts; schedule and site logistics review; code analysis and subcontractor solicitation and award.
The 475-foot tower will be constructed
on an extremely tight site sandwiched between two existing,
occupied buildings. A six-story brick structure on
the site will be demolished before construction can
begin, and the historic façade of the adjacent 35 Weybosset
Street will be salvaged and incorporated into the façade
of the of the new parking structure and the garden
below the residential tower.
The bottom seven levels of the façade will be granite and pre-cast concrete to blend with the historical Providence architecture. The 28 levels above will be mostly glass curtainwall. Retail space, including a 7,500 s.f. market café and 650 s.f. outdoor dining area, will comprise the first floor along with a new off-street loading dock that will not only service One Ten Westminster, but two abutting buildings as well. Floors 2 through 6 will be parking. The seventh floor will house resident amenities such as a fitness center, a lounge and an 11,000 s.f. oasis garden. One hundred and thirty-five condominium units will comprise levels 8 and up.
Condominiums will range in size from
900 s.f. to more than 3,500 s.f. Lower levels in the
new tower will accommodate five to six individual residences
each. Middle levels will house four units each and
the top four floors will feature two-story penthouse
suites.
