Lee Kennedy Co. is performing preconstruction services for the conversion of a 19th century boiler house and mill building into apartment buildings. The initial design is to convert the existing Boiler House into 55 apartments and the Picker Building into 98 apartments with parking on the basement level. Lee Kennedy Co. is providing conceptual budget estimates and is in the process of weighing alternatives developed by the design and preconstruction team that will bring the project into a more reasonable cost for the owner. One alternative, as an example, is to infill the basement of the Picker Building, thus locating parking on the first level with apartments on floors 2 through 5. This allows the apartments to be more desirable and provides better views from the apartments. Lee Kennedy Co. has also investigated many heating system alternatives and has found a system that is the most cost effective for this project. By going through this preconstruction process, Lee Kennedy Co. establishes a construction budget, scope of work and construction schedule for the project that will achieve the owner’s design and budget goals prior to the start of construction.
