Summer 2007

Expressway Toyota: A Different View

Who doesn’t want to work with a client whose main principles include: never quit, keep your word and be honest, be courteous and be kind? We consider ourselves fortunate to have the opportunity to work with the Boch brothers; Richard Jr. and Robert, owners of Expressway Motors in Dorchester. We are currently building a $13 Million, two-story facility with roof-top parking. The goal is to double the size of the original building all while the Boch’s conduct business as usual. Hence, the construction will be completed in two phases. The first phase will consist of completing two-thirds of the building and then relocating the dealer’s existing operations into this facility. Once moved, the old 19,589 sf building will be razed to make room for the remainder of the new facility. The almost 50,000 facility is 425 feet long and required a special foundation system because the site is near the waterfront and like many Boston areas, on reclaimed land. Pressure Injected Footings were used because the bearing soils are too deep to use a typical frost wall, spread-footing type foundation. Of particular interest is the roof of the building which will house the showroom. The obvious advantage is the proximity of the nearby expressway which will now put thousands of daily commuters at eye level to the new cars. Of course this also requires an intense waterproofing system and load bearing capacity. The new building will be constructed of steel and concrete and supported on a deep foundation. Extensive expanses of glass at the showroom level will allow maximum visibility of the vehicle display areas from all sides of the building.

The new facility will offer 34 service bays, including Quick-Lube bays for faster service, and an expanded Parts Department. The Rental Department, formerly located in another building will now be in the main building. There will be a much improved and larger new car showroom, with a separate truck center. Administrative offices, internet/business relations department, and customer-care center will be located centrally above it all. For all those families on the go, they are offering a kids room, and their very own Cafe!

Lee Kennedy Company provided preconstruction services for the redevelopment and modernizing of Expressway Toyota’s existing facility and plans to complete the second phase in the Spring of 2008. The architect on the project is Livermore Edwards & Associates.
