Lee Kennedy Co. is performing preconstruction
and construction management services for the conversion
of the Mount Anthony Middle School into an assisted
living facility with a space for a community recreation
and health center. Preconstruction services will entail
program review and the development of schedule, budget
and logistics. The 100,000 sf project is comprised of
a historic building and multiple additions. Preconstruction
services include advice on design and construction issues
(HTC Part II) for compliance with Federal Historic Tax
Credits. Historic window restoration and façade
repair will be an intricate element of the work to take
place. Multiple floor levels exist between the two portions
of the building, thus requiring extensive planning in
order to accommodate the ADA needs of the building.
A moderate amount of demolition is required in order
to construct a new porte-cochere, and a more appealing
residential style entry adjoining a new south facing
porch, a design which will allow easy building access
and a great gathering space for residents.
In
addition to the 85 units of assisted living for the
frail elderly, we will be constructing a community recreation
and health facility of about 10,000 sf of space for
use by the local community. This will help support the
objective of making this unique Vermont assisted living
facility an inter-generational asset.
